What Your Housing Budget Actually Buys in Redding vs. Sacramento and the Bay Area (2026)

I get some version of this call every week now. Someone in San Jose or Walnut Creek or Elk Grove has run the numbers on their equity, looked at what it buys three hours north, and wants to know whether it’s too good to be true.

It isn’t too good to be true. But it also isn’t the whole picture, and I’d rather you hear the tradeoffs from me before you move than discover them after.

So here’s an honest comparison — what the money actually buys, what your monthly costs really look like, and the three things that surprise people most.

The Headline Numbers

Start with the part that gets everyone’s attention.

  • Redding median home price: roughly $395,000–$400,000 (city of Redding, mid-2026)
  • Shasta County median sale price: about $379,500 as of June 2026, down roughly 4.2% year over year
  • Sacramento: approximately $480,000
  • Bay Area: approximately $1,300,000
  • California statewide median: north of $775,000

Put plainly: Redding sits close to half the California median. Against the Bay Area, you’re looking at roughly a third of the price for a median home.

That gap is the entire reason relocation has been the fastest-growing part of my business.

What That Actually Buys Here

Numbers are abstract, so let me translate.

In much of the Bay Area, $700,000 is a starter condo or a small older home on a modest lot. In Redding, $700,000 is comfortably into custom-home territory — often four bedrooms, a shop, a pool, and land. In Palo Cedro or out toward Bella Vista, it can mean acreage.

At the $400,000 median, you’re generally looking at a solid three-bedroom, two-bath home on a real lot in an established Redding neighborhood. Not a fixer, not a compromise — a normal family house.

The move-up math is what tends to land hardest. Families who were maxed out on a two-bedroom down south routinely end up here with more house, more land, and a smaller payment. That’s not a sales line; it’s just what the price difference does.

Cost of Living Beyond the Mortgage

Housing is the dramatic part. The rest is more nuanced, and I want to be straight about it.

Redding’s overall cost of living runs about 11% above the national average — but roughly 21% below the California average. So you’re saving significantly compared to where you likely are now, while still living in California, with California’s prices on a lot of things.

Rent, if you’re not buying immediately: roughly $1,090 to $1,469 per month is a typical range here. A lot of relocating families rent for six months to learn the geography before buying, and I usually encourage it.

Groceries, gas, and services are broadly in line with statewide norms. You will not experience Redding as cheap in the grocery store.

Utilities are the one to plan for. Summer power bills here are real. July and August routinely hit triple digits, and air conditioning runs hard. If you’re coming from a coastal climate where you’ve never owned an AC unit, budget for it — this is the single most common budgeting surprise I see with Bay Area transplants.

Insurance deserves its own conversation. California’s homeowners insurance market has been difficult, and in parts of Shasta County wildfire risk affects both availability and price. Do not assume your current carrier will write you here at a similar rate. Get quotes before you’re in contract, not during.

Three Things That Surprise People

One: the commute question changes shape. There’s no commute to a major job center from here, because there isn’t one. That’s liberating if you work remotely and constraining if you don’t. Redding’s economy centers on healthcare, education, government, retail, and trades. Salaries reflect a lower-cost market. If you’re bringing a Bay Area salary with you remotely, the math is extraordinary. If you’re job-hunting locally, run those numbers carefully before you commit.

Two: the outdoors is not a marketing bullet point here. Whiskeytown, the Sacramento River, Lassen, Shasta Lake, and hundreds of miles of trail are genuinely 15 to 45 minutes away. For most people who move here and stay, this is the actual reason.

Three: rural properties are a different purchase. A lot of what looks appealing on Zillow at these prices sits on a well and septic, sometimes with a shared road agreement or an easement. None of that is bad — I grew up around it — but it comes with due diligence that a suburban tract home doesn’t require. Budget time and inspection money for it.

Is This a Good Time to Make the Move?

A fair question, and the honest answer is: it’s a better time for buyers than the last few years were.

Our market has softened. Median prices are down about 4.2% year over year, inventory sits near 3.1 months of supply, and homes are averaging roughly 78 days on market countywide — closer to 67 in Redding proper. Well-priced homes still move quickly; overpriced ones sit and eventually reduce.

Practically, that means you have room to negotiate that didn’t exist in 2021 or 2022. It also means you shouldn’t expect the home you buy this fall to appreciate dramatically next year. If you’re moving here for lifestyle and a lower cost of living, the timing is good. If you’re moving here primarily as an investment play, be more careful.

How I’d Approach It From Three Hours Away

Come up for a weekend that isn’t a house-hunting trip. Drive the neighborhoods on a Tuesday and a Saturday. Sit in traffic at 5pm — briefly, and then be pleasantly surprised. Eat downtown. Walk the Sundial Bridge. Check cell service and internet at any property you’re serious about, because both vary more than you’d expect once you’re outside the city.

Then get insurance quotes and, if you’re financing, a real pre-approval that accounts for our property tax and insurance costs rather than your current ones.

The people who move here and love it are almost always the ones who did their homework. The ones who struggle usually fell for a photo.
