Redding Housing Market Heading Into Winter 2026: What the August Numbers Tell Us

Redding Market Heading Into Winter – August numbers, 7% rates, and what they mean for you | JCRE Team, Redding CA

Every fall I get the same question at the grocery store and on the sidelines of Friday night football: “So, how’s the market doing?” It’s a fair question, and the honest answer this year has a couple of parts to it.

The short version is that Redding and Shasta County came through the summer in pretty solid shape. Prices held up, homes kept selling, and buyers were still out there. What’s changed in the last few weeks is mortgage rates, which have climbed back above 7%. That’s going to shape how this fall and winter play out.

Below I’ve pulled together the latest numbers I could verify, noted which month each one covers, and pointed out where the sources don’t quite agree. Then I’ll share what I think it all means for you, whether you’re selling, buying, or somewhere in between.

Shasta County Home Prices: Where We Stand After Summer

The most recent county-level report from the California Association of REALTORS® (C.A.R.) covers August 2026. Here’s what it showed for existing single-family homes in Shasta County:

  • Median sold price: $389,000, up 5.7% from $368,000 in August 2025
  • That was nearly flat from July’s $390,000 (down 0.3%)
  • Sales were up 15.7% compared to August 2025

Redfin’s numbers, which include all home types and use a three-month rolling window ending in August 2026, are in the same ballpark:

  • Shasta County: median sale price of about $386,000, up 5.9% year over year
  • City of Redding: median sale price of about $400,000 ($399,735), up 3.7% year over year

So prices are up compared to last year, but they’ve leveled off since early summer. That’s normal for this time of year. C.A.R. itself notes that prices typically ease a bit in fall and winter.

How Fast Homes Are Selling (and Where the Sources Disagree)

This is where I want to be upfront, because the numbers don’t line up neatly.

According to C.A.R., the median time on market for a Shasta County single-family home was 19 days in August 2026, down from 35 days in August 2025. That’s a big improvement for sellers.

Redfin paints a different picture for the county as a whole: a median of 39 days on market in August 2026, unchanged from a year ago. For the city of Redding specifically, Redfin shows 24 days, down from 34 days last year.

Why the gap? C.A.R. counts only single-family homes. Redfin includes condos, townhomes, and other property types, and it calculates things a little differently. Rural properties, land-heavy listings, and homes out in the foothills tend to take longer, and they can pull the county number up.

My take from working this market every day: well-priced, move-in-ready homes in Redding are still going pending in a few weeks. Homes that are overpriced or need work are sitting longer. Both things are true at the same time.

Inventory and Negotiating Room in Shasta County

C.A.R.’s Unsold Inventory Index for Shasta County was 4.1 months in August 2026, the same as July and down from 4.9 months a year ago. That means if no new listings came on, it would take about four months to sell everything currently for sale. That’s a fairly balanced market. It’s not the frenzy of a couple of years ago, and it’s not a buyer’s market either.

Sale-to-list price ratios tell a similar story. In August 2026, Redfin reported:

  • Redding: homes sold for 98.9% of list price on average, with 28.7% selling above asking
  • Shasta County overall: 98.0% of list price, with 16.8% selling above asking, down nearly 12 points from a year ago

Most buyers are paying close to asking, but there’s some room to negotiate, especially outside the city limits.

The National Picture and Mortgage Rates

Zooming out, the National Association of REALTORS® reported that existing-home sales in August 2026 fell 2.0% from July to a seasonally adjusted annual pace of 3.98 million. The national median price was $429,100, up 1.6% from a year ago. Nationally, inventory reached 4.9 months’ supply, the highest level in over a decade.

The bigger story right now is rates. Freddie Mac’s weekly survey showed the 30-year fixed rate averaged 7.28% as of October 1, 2026, up from 7.03% the week before and 6.34% a year ago. That’s the highest reading since November 2023, and it’s been climbing for several weeks straight.

To put that in real terms: on a $389,000 home with 10% down, my rough math says the jump from 6.34% to 7.28% adds a little over $200 a month in principal and interest. That’s real money for a lot of local families.

What This Means for Sellers Listing This Fall and Winter

If you’re thinking about selling before the holidays or early next year, here’s my honest advice:

  • Price it right from day one. With rates up, buyers are more payment-sensitive. The first two weeks on market matter most. An overpriced home in November tends to become a reduced home in January.
  • Fewer buyers, but serious ones. The folks shopping in fall and winter usually need to move: job transfers, growing families, people relocating up from the valley or the Bay Area. They’re not window shopping.
  • Less competition from other sellers. Many homeowners wait until spring. Listing now can mean your home stands out instead of getting lost in a crowd.
  • Be open to helping with the buyer’s rate. Seller-paid closing costs or a rate buydown can do more to get a deal done than a straight price cut, especially right now.

What This Means for Buyers

Higher rates are tough, no way around it. But there are a few things working in your favor this season:

  • More time to decide. With homes sitting a bit longer in parts of the county, you may not have to make a decision after one showing.
  • Room to ask for help. A county-wide sale-to-list ratio around 98% means many sellers are open to negotiating on price, repairs, or closing costs.
  • Get your financing locked down early. Talk to a local lender before you start touring so you know your real monthly number at today’s rates, not last spring’s.

If rates come back down later, refinancing may be an option. I’d never tell anyone to count on that, though. Buy a home whose payment works for you today.

Move-Up Buyers and Downsizers: Making the Numbers Work

A lot of Redding homeowners are sitting on solid equity and a low mortgage rate they don’t want to give up. I get it. If you’re thinking about moving up for more space or downsizing to something easier to care for, a few thoughts:

  • Your equity is real. With Shasta County prices up about 5 to 6% year over year (depending on the source), many longtime owners have more to work with than they think.
  • Downsizers may need little or no financing, which takes a lot of the sting out of today’s rates.
  • Move-up buyers should look at the whole picture. Selling and buying in the same season means you’re selling into the same market you’re buying in. Timing, contingencies, and a clear plan matter more than trying to guess where rates are headed.

Thinking About Your Next Move in Redding?

Every home and every family is different, and averages only tell part of the story. If you’d like to know what your home might sell for this winter, or what you can comfortably buy at today’s rates, I’m happy to sit down and walk through it with you. No pressure, just honest numbers and a plan that fits your life.
